MOONACHIE, NJ - Jaime M. Weiss, president of Weiss Realty, Moonachie, NJ, has announced the successful completion of four leases totaling 95,999 square feet with an aggregate value of $25 million for North Fork Bank, one of the region’s most prominent banking and financial institutions.

The most complex of the transactions was a long-term, 15-year lease totaling 66,031 square feet at 425 Meadowlands Parkway in Secaucus, involving both a sublease for 21,000 square feet with current tenant CBS Viacom, and a lease extension and space expansion with Hartz Mountain Industries, the building’s landlord. With over 255 branch offices throughout New York and New Jersey, North Fork Bank will utilize the space for check processing and back office operation.

Weiss and Ronald Blaufeder, senior director of Weiss Realty, represented North Fork Bank. John Jay Garibaldi of the Garibaldi Group represented CBS Viacom. North Fork Bank was also represented by Steve Campo of Greenberg and Traurg. Irwin Horowitz, executive vice president and general counsel, represented Hartz Mountain.

“The fact that the CBS Viacom space was absorbed so quickly demonstrates the viability of the Meadowlands office market,” said Emanuel Stern, Hartz president and chief operating officer. “ North Fork clearly recognized the value of the location and it’s ability to serve the entire tri-state area. We are pleased to add this organization to our tenant roster and look forward to a long and fruitful relationship.”

Also on the fast tract was North Fork’s need for a highly accessible location for its New Jersey Divisional Banking Offices. Weiss arranged a 14,340-square-foot, 10-year lease at 710 Route 46, Fairfield, a strategic location just off Interstate 80. The landlord, Corporate Office Properties, was represented by Donald Sperling, senior vice president of CB Richard Ellis, Saddle Brook.

Working in conjunction with Joan Vilardi, a retail specialist with David Hirschman Realty, Paramus, Weiss arranged a long-term lease for an 8,3000-square- foot branch bank and offices at 9 East Ridgewood Avenue, Ridgewood. It is the first retail branch location for North Fork in the area. The landlord for the property is Domenico Galasso of Ridgewood.

Expansion into central New Jersey for a loan origination and banking office was on track for North Fork Bank’s continued growth. Weiss arranged a 6,321-square-foot lease at 300 Thornall Street, Metropark, Edison.

“Adjacent to the Garden State Parkway and other major roadways, and with direct access to NJ Transit and Amtrak trains at Metropark, one of the major northeast train hubs, this location is unmatched for convenience,” Weiss commented. “Establishing operations here will significantly bolster North Fork becoming a prominent banking presence in New Jersey.”
